Should I put solar panels on my roof?

Should I put solar panels on my roof?

Hi Everyone,

We are half way through 2025 already, and busy as ever repairing and replacing roofs across the inner-west and a bit further sometimes too!

In this issue I wanted to provide some (hopefully) useful information, it may not apply to everyone but it is a subject I get asked about a lot: “Should I put solar panels on my roof?”

I am no electrician and nor do I know a lot about solar panels but I do know a bit about roofing and I have seen the impact solar (and installers) can have on roofs. Generally though, I am of the opinion that solar panels will not damage or have any significant negative impact on a roof, under usual conditions, and if installed correctly by a reputable company. I have solar on my roof and it has caused me no issues so far. But there are always exceptions and sometimes it can be a really bad idea to get solar on your roof.

The number one mistake I see is putting solar panels on an old brittle tile roof. This is a bad idea. Most likely the installers will break a tile or 20 in the process of installing the panels and they may do their best to replace these, but the number of times I have been unable to replace a broken tile that is under solar panels is too many to count.

Putting solar on any kind of old roof (Tile or Metal) is not a great move though. Doing leak repairs is often made impossible without removing the panels first, so there goes any savings you made by installing the solar and then some. This would seem obvious to most, but sometimes a roof may not be that old, but it could be poorly installed or defective in design in some fashion. A general building inspector or Solar installer may not pick this up either as it could be a technical issue that is not obvious at first glance.

Another condition where you may want to consider not installing solar panels is where you are likely to get very large leaf build up behind or under them. If you stay on top of the cleaning, you should be alright, but who wants to spend every second Sunday cleaning their roof off or paying someone to do it! Leaf build up on roofs blocks up the channels the water travels along and on a metal roof it will cause early corrosion.

How do you re-roof one half of a semi?

How do you replace a tile or slate roof to Colorbond if you own a Semi? 

This kind of roof replacement is a little more challenging than a free standing home. The best way to do it is to talk your neighbour into doing their side too so the entire roof is done all at once! This is definitely more efficient and that adds up to cost saving for both home owners.

But in my experience, it’s actually rare that both owners are ready and willing to do the roof replacement at the same time. So how do you do it?

Well, it’s much the same as a usual tile or slate to Colorbond roof replacement, but with a lot more care and attention to detail needed along the boundary. Usually the slate or tile will need to be cut right on the boundary line so there is a nice straight line for the new Colorbond sheet to run parallel with. We then use a soft flashing such as Wakaflex or equivalent over the boundary. This is quick to install and keeps this junction watertight, but by itself it’s not very durable. We have found the best method is to re-install the tile ridge capping (which can be salvaged at the start of the works) over the top of this soft flashing. The ridge capping is bedded with sand and cement and finished with pre-mixed coloured pointing. It looks good and is very durable.

As usual we have been busy with all kinds of roof replacements and repairs around the Inner West and further afield, too. All Roofing Services has been successfully operating since 2009 and we have completed literally thousands of roof repairs and replacements in the past 14 years. In that time we have had some seriously challenging weather conditions, from prolonged rain periods (such as the whole of 2022) and some intense east coast lows that can really test the best roofs!

These conditions do interesting things to the roof repair and replacement market in general. Firstly, it does create a lot of demand as weak, old or faulty areas of your roof get found out, which of course results in calls to your “go-to roofer” or whomever you can get out if they are too busy.

The “whomever you can get” is a bit pot luck though, as there’s a fair chance that if they are not flat-out busy during these periods, that is for good reason. They are either new to the game or they do not do good-quality work and so have little business.

After Covid lockdowns and during the extremely wet year last year, I noticed more and more roofing contractors popping up to meet a very high demand. Many roofers felt the timing was right to go out on their own and do their own business, and many have done well, but the real test is yet to come for not only them, but also the consumers that have used the new contractor in town, unfortunately.

The dry year we are having now is making things competitive again and market conditions are back to more of a “normal” (whatever that is). The usual approach by the inexperienced operator who needs work is to drop their prices to get more work in. They will then have to rush or cut corners to make a profit to allow them to survive. But when that next big storm comes and they have under-quoted jobs to carry out and far too many call backs for workmanship issues, they are going to be in real trouble, and so will the consumers that used them. Many roofing companies will simply disappear.

Licenses are very easy to get these days and are only one of the things you need to look for when choosing a roofing contractor. But, my ultimate advice to anyone who wants peace of mind when choosing a roofing contractor is to consider experience as the most important factor. Hence, the only real test of a good roof is: TIME and STORMS.

In the theme of standing the test of time, below are a few roofs that we completed many years ago and are still going strong today.

]]> Value is not just determined by the price. One could buy a cheap drill, which may seem like good value, but if it stopped working suddenly for no good reason, how much value is that tool? It has zero value at that time.

Roofing is really the same, but perhaps a little more complex as there are quite a few variables that make up the value of one contractor verses another. The things that need to be considered include:

  • Scope and detail of the quote
  • Reviews/referrals/testimonials
  • Experience and skill
  • Attitude, trustworthiness, communication and friendliness.
  • Does the contractor hold the correct license(s), insurances and does their ABN match their name?

The relative importance of these things varies from person to person, so what makes a thing good value in the end comes down to one’s own judgement. However, there are a couple of items above that may mean the quote you have received effectively has no value. For example, the contractor is unlicensed, or the quote is very brief and does not give sufficient detail = no value.

If one was to proceed with a “cheap” quote, it might work most of the time, but like the cheap drill, if it fails when you really need it, what value does it have? And what good is the warranty? Do you really want another cheap and unreliable drill or a roof that might leak again?

I don’t think so.

Any product or service that doesn’t work when you really need it too, has a very low value. You’ll find good tradesmen will spend money on good tools for this very reason. You can’t even compare the price of a cheap drill to a good drill as it’s actually not comparable. One performs what is needed, the other might, but there’s too much chance it won’t.

Trades are very similar. Beware the tradesman that doesn’t tick all the boxes or seems very cheap. They might be terrible value!
